Our tried and true method involves several phases from garage plans to construction:
Design Phase
During your initial discussion with the Ottawa Garage Builders team, we identify your needs and preferences, determining how to fit them within your lot dimensions, allowable development space, and legal requirements.
We collaborate closely with homeowners to gather the necessary details for a rough estimate and to apply for the required development permit with the city. This stage may involve several revisions between the city and the homeowner before finalizing the garage plans.
Estimating Phase
Once the design is finalized and approved, Ottawa Garage Builders will provide a more precise cost estimate. The formal quote is based on the city-approved design. Until then, estimates are informed by our expertise, leaving space for revisions.
Permitting Phase
Within Ottawa city limits, a building permit is required for any detached structure greater than 108 square feet (10 square metres). Fortunately, we’re experts in navigating the permitting process for garages, making it a simple and fast phase for you.
For garage apartments or buildings that will be occupied, the permitting process is more intricate. Again, Ottawa Garage Builders’ professional team will take care of the paperwork quickly and efficiently.
Selecting Finishes
Once the planning and development permits are obtained, you will collaborate closely with our design team to choose the aesthetic details for your garage. This includes selecting materials, finishes, and design elements that reflect your personal style and preferences.
The Building Phase Begins
We have perfected the construction process, breaking it down into three clear stages: Pre-Build & Rough-In, Construction, and Finishing Touches:
Pre-Build & Rough-In
- Site Preparation: Establish rules and schedules, ensuring alignment between you and tradespeople.
- Safety Barrier Installation: Construct fences or barriers to separate the construction zone from the surrounding community.
- Home Preparations: Ensure your home is protected from damage during construction.
- Material Delivery: Logistics personnel deliver framing supplies and other building materials to the site.
Construction
- Site Prep and Foundation: The site is prepared, including excavation, cribbing, and pouring the concrete foundation.
- Framing: Carpenters erect the structural skeleton of your garage.
- Electrical & Plumbing: Licensed tradespeople install the wiring and plumbing.
- Insulation & Drywall: Insulation is installed, followed by drywall.
- Finishing the Walls: Walls and ceilings are taped, mudded, and sanded, creating smooth surfaces ready for paint.
Finishing Touches
- Final Paint: Your chosen paint colour is applied with skill and precision.
- Electrical Fixtures: A licensed electrician installs switches and outlets.
- Final Inspection: The building department inspects the work to ensure everything is up to code.
- Touch-Ups & Cleaning: Necessary touch-ups are made, and the garage is professionally cleaned.
- Final Walk-Through: A final walk-through with you completes the project and allows you to apply for your occupancy permit.
